It's as simple as this: List your home with us and you may continue marketing your home as you see fit for whatever price you feel is appropriate. Should you procure a buyer on your own (they contact you directly and have not contacted us or any other real estate firms about the property) you will then choose one of the following 3 options:
Option #1: 0% Commission/Fees: You procure the buyer, negotiate the deal, procure your own legal docs, prepare a seller disclosure that is in standing with PA State Seller Disclosure laws, close and coordinate the nearly 140 steps of the transaction all on your own.
Option #2: 1% or $2350 (whichever is greater): You procure the buyer, you negotiate the deal, we provide legal documents & legitimate seller disclosure, we close and coordinate the transaction for you. (You will still have to set up your own occupancy, home inspection and dye test appointments). We act as a NEUTRAL party ONLY and represent neither the your best interests nor the buyer’s best interests.
Option #3: 3.5% or $4500 (whichever is greater): You procure the buyer, we represent you 100% and negotiate the deal, we provide legal documents & a legitimate seller disclosure, we close and coordinate the transaction for you and set up all municipal-required appointments and will even meet the inspectors at your home if you are unable to do so. We act as YOUR AGENT ONLY and do not represent or advise the buyer in any way, therefore we are negotiating to get you the highest price and best terms.
Should we procure the buyer:
6% or $4500 (whichever is greater): We advertise the property listing and proceed with the full marketing plan as outlined on page 2. If we procure the buyer, (through our advertising to buyers and agents) we will provide all legal documents up to PA State standards and negotiate on your behalf. We will also close and coordinate the transaction and represent you fully. You are still permitted to advertise your property, procure your own buyer, and use Option 1, 2 or 3 above should you procure the buyer.
